福岡市簡介
Fukuoka city is one of the most successful cities in Japan. It is located in the western part of Japan and in the northern part of Kyushu region. Its population is 1,667,944 as of the first of July and has increased at a rate of ten thousand people per year since 2000. The population of Fukuoka metropolitan area is around 3 million. National institution of population and security research in Japan forecasts that only Fukuoka metropolitan area the population will be increasing until 2040. Tokyo’s one will be until 2030. 福岡市是日本最成功的城市之一,位於日本西部、九州地區的北部。截至7月1日,福岡市人口為1,667,944人,自2000年以來每年以約一萬人的速度穩定增長。福岡都會區的人口約為300萬人。根據日本國立社會保障與人口問題研究所的預測,福岡是日本唯一一個人口預計將持續增長至2040年的都會區(東京則預計僅增長至2030年)。
Since antient era, Fukuoka has been grown as a gateway city toward Asian countries by taking advantage of its geographical features. The distance in a straight line between Fukuoka and Busan in South Korea is only 200km and we can get there in only 45 minutes by airplane. That between Fukuoka and Seoul in South Korea is 540km, and between Fukuoka and Shanghai is 870km. This distance is less than 1,100km between Fukuoka and Tokyo.
自古以來,福岡就憑藉其地理優勢,作為通往亞洲國家的門戶城市而發展。福岡與韓國釜山的直線距離僅為200公里,搭乘飛機僅需45分鐘即可抵達;與首爾的距離為540公里,與中國上海為870公里。相比之下,福岡與東京的距離為1,100公里,這些亞洲城市反而更近。

Taking advantage of distance, Fukuoka is one of the most popular travel destinations among both of domestic and international in Japan. Because of its compact land area, we can easily access every content like shopping, food, sightseeing and nature area. Especially people say that Fukuoka is the best food city in Japan. The most famous one is Hakata ramen, everyone knows. 福岡因其地理位置便利,成為國內外旅客的熱門觀光地。由於城市面積緊湊,遊客可以輕鬆地享受購物、美食、觀光與自然景點等各種內容。許多人認為福岡是全日本最棒的美食城市,最有名的當屬「博多拉麵」,幾乎家喻戶曉。
福岡作為購物目的地
Fukuoka is also known as a shopping destination. Major developers are always waiting for an opportunity of development because Fukuoka is the only city where its population has still increased at a good pace since 1990’. What has generally been said is that only two department stores could exit in Fukuoka in the past. Once new one builds, another one is in the fate of close. Fukuoka has 4 department stores now. These are Iwataya, Mitsukoshi, Hakata-Daimaru and Hakata-Hankyu. 福岡也以購物城市聞名。由於福岡是1990年代以來少數人口持續成長的城市之一,主要開發商都伺機進入此地開發。過去,一般認為福岡頂多容得下兩家百貨公司,新開一間,就會有一間被迫退出。然而如今,福岡已有4家百貨公司:岩田屋、三越、博多大丸與博多阪急。
Major department stores in Japan have been increasing its annual sales since 2020. It comes from the effects of COVID-19. People went shopping several times and purchased expensive goods instead of being restricted to doing every activity during pandemic. It is just reactional demand or revenge spendings. After the pandemic, the spending from foreign visitors boosts those sales. 自2020年以來,日本主要百貨公司的年營收不斷成長,主要受COVID-19疫情影響,民眾無法進行其他活動,因而轉而購物,甚至購買高價商品,被稱為「報復性消費」。疫情過後,外國觀光客的消費進一步推升了百貨的銷售表現。
It is the same situation in Fukuoka and Kyushu. Almost all department stores have exceeded last year’s sales. Iwataya scored 8% higher annul sales in last year. The remarkable one is Hakata-Hankyu, based in Osaka and newly opened in 2011. It had 11.4% higher annual sales last year and 12.3% higher in 2023. 福岡與整個九州地區的情況也相同。幾乎所有百貨公司去年的銷售額都超越前一年。岩田屋百貨去年的營業額成長了8%。其中表現最突出的為博多阪急,這是源自大阪、於2011年新開設的百貨公司,2022年年營收成長了11.4%,2023年更成長12.3%。

JR博多城與交通優勢
This is one part of shopping complex “JR Hakata city” located on JR Hakata station, developed and managed by Kyushu railway company. 博多阪急是大型複合式商業設施 JR博多城(JR Hakata City) 的一部分,由九州鐵道公司(JR九州)開發與經營。JR博多車站是福岡與九州最大的車站,匯集了新幹線、在地鐵路與兩條地鐵線,交通四通八達。

JR Hakata station is the largest station in Fukuoka and Kyushu. A lot of lines are connected at Hakata station such as Japanese high-speed railway “Shinkansen”, every local lines and two subway lines. It is only two stations from Hakata station to Fukuoka international airport, and we can access Kumamoto for 30 minutes and Kagoshima for 90 minutes by “Shinkansen” from Hakata station. Literally it is a transportation hub. These features strongly help JR Hakata city make annual sales. Its annual sales have been increasing since its newly opened in 2011 despite the pandemic term and exceed 100 billion JPY in 2015. It recorded 150 billion last year. 從博多站出發,搭乘新幹線可在30分鐘內抵達熊本,90分鐘內抵達鹿兒島。博多站距離福岡國際機場僅有兩站地鐵之遙。這些交通優勢大大幫助了JR 博多城的業績,該商業設施自 2011 年開業以來營業額持續成長,2015 年突破1兆日圓,去年更達到1.5兆日圓。(JR Hakata city https://www.jrhakatacity.com/ )
Canal City Hakata:購物與觀光的地標
Canal City Hakata, our flagship asset of Fukuoka REIT corporation, is the best known for entertainment, sightseeing and shopping destination in Fukuoka. The number of visitors was 16.4 million in the first year and is still around 17.0 million in a year. Foreign visitors have been increasing since 2013 and the current share of annual sales from foreign visitors is 30-35% of total sales. Canal City Hakata 是福岡REIT投資法人旗下的旗艦資產,是集娛樂、觀光與購物於一體的綜合設施。開幕首年吸引了 1640 萬人次造訪,目前每年仍維持在 1700 萬左右。自 2013 年以來,外國旅客人數逐年上升,目前外國旅客的消費額佔總銷售額的30~35%。因此,疫情過後的銷售也呈現顯著回升。

According to this, annual sales has been increasing after the pandemic. In terms of foreign visitors by country, largest number is Korea, followed by Taiwan, Hong Kong and Thailand in Fukuoka in 2023. Popular shops for foreign visitors are “Onitsuka Tiger”, “MUJI” and cosmetic shop “Matsumoto Kiyoshi”. The current noteworthy shop is “Alpen Fukuoka”**, newly opened as a sports complex mega store in 2023. Most foreign visitors get sports shoes and sportswear. What's interesting is that golf clubs, both new and used, are selling well. 2023 年,依照來自不同國家的外國旅客比例,最多的是韓國,其次為台灣、香港與泰國。受歡迎的店鋪包括:「Onitsuka Tiger」、「無印良品(MUJI)」與藥妝店「松本清(Matsumoto Kiyoshi)」。值得關注的是,Alpen Fukuoka ** 運動用品旗艦店於 2023 年開幕,吸引許多外國旅客購買運動鞋、運動服裝,甚至新舊高爾夫球具也熱銷。
2025年最新動向:高級餐飲區開幕
Furthermore, a new food and restaurants complex, KUOUKA***, has been opened in July 2025. The gain popularity of 21 fine art food and fine dining restaurants from major cities including Tokyo and the local town Fukuoka have been gathered in 2,000 sqm lower floor of Grand Haytt Fukuoka building. You can select your restaurants such as Sushi, Okonomiyaki, steak, Soba, Spanish gustro bar and local fine food, and wine bar, Japanese style bar “Snack” and karaoke bar. 2025年7月,福岡君悅大飯店(Grand Hyatt Fukuoka)的一樓開幕了一個2,000平方公尺的全新美食與餐廳複合區,集結來自東京與福岡本地的21間精緻餐廳。可選擇的餐飲包括壽司、御好燒、牛排、蕎麥麵、西班牙酒吧、在地美食、葡萄酒吧、日式「Snack」酒吧與卡拉OK酒吧等。(KUOUKA https://canalcity.co.jp/kuohka/)
未來發展觀點
Lately people say that it is necessary and inevitable to boost sales from foreign tourists in Japan. What’s more important is to think of a good and suitable MD for both domestic visitors and foreign visitors. 近年來,業界普遍認為推動外國觀光客的消費已成為日本零售的重要課題。更重要的是為國內與國際顧客設計出均衡且適切的商品組合(MD)。
Balance is important. 達到本地與外來需求的平衡,是長期成長的關鍵。
