依 財訊報導 2024「飯店x商場新科技跨界峰會」今(14)日於福華飯店盛大舉行,該峰會由THTA台灣飯店科技工程管理協會理事長康富雄、DSMA台灣數位應用多媒體協會榮譽理事長鄭乾池、TCSCRE中華民國購物中心暨商業地產協會理事長蔡明璋共同發起,從商業地產、複合商場、酒店服務、品牌文創、市場策略等面向交流,探討觀光產業如何突破重圍增加競爭力。 本協會理事長蔡明璋指出,購物中心、商場、飯店如果1年能多賺1千萬元,以3%投報率試算,代表增加了3.3億元的不動產價值,所以經營管理相當重要。 由蔡理事長主持的「飯店與商場經營之道」座談: 維春商業開發執行董事楊國鼎、國泰商旅總經理暨執行長莊琬華、將捷文創實業總經理紀維綺、義大開發董事長林俊昇紛紛舉例自家經營複合商用地產的經驗。 (左起)本協會理事長蔡明璋、維春商業開發執行董事楊國鼎、國泰商旅總經理暨執行長莊琬華、第一大國際酒店總經理孫至堅、將捷文創實業總經理紀維綺、義大開發董事長林俊昇。 第一大國際開發營運長戴蔭本及第一大國際酒店總經理孫至堅認為,台灣過去以百貨公司為主,但是東南亞在10~20年前便已有大型商場存在。 第一大國際開發營運長戴蔭本 未來單層面積大、樓層少,才是趨勢,因此國人可以期待位於台中高鐵站、預計2026年底開幕「D-ONE 第一大天地」,這也是全台單一量體面積最大的開發案。

遠東巨城 近千坪改裝計畫 今年登場 業績年年成長,持續創新高的Big City遠東巨城購物中心,2024年在800坪改裝效益發揮下,全年業績逆勢成長6%,來到173億元收官,其中不含SOGO店中店,單體購物中心業績亦突破百億元創新高紀錄,2025年將持續近千坪改裝計畫,攜手廠商品牌做好準備再創高峰。 (工商時報) 裕隆城首年業績破55億 2025年目標營收57億、年增3.6% 裕隆城全館含誠品及影城營收也較原先設定的40億元來得好,2024年開業首年業績營收達55億。展望2025年,裕隆城目標挑戰營收突破57億,年增3.6%。裕隆城成立1周年已成為新店核心商圈,激發大新店地區,文山、木柵、中永和等人口稠密區域的消費潛力,加上亞洲最大誠品、新店首間IMAX威秀電影院進駐,尤其吸引親子客前往。( Yahoo 財經新聞 ) 董娘貴婦撐腰 精品商場業績爆 麗晶精品2024年在完成香奈兒擴大、頂級男裝KITON回歸、GIORGIO ARMANI開幕等挹注下,全年業績達75億元,年增6%~7%。2025年開春即有表王勞力士(ROLEX)進駐,一年可貢獻3億~4億元營收,將推升麗晶精品全年業績挑戰80億元。台北101購物中心2024年黑卡會員數亦增長2成,其中珠寶、鐘表消費貢獻強大,讓101購物中心2024年營收達237億元,穩居全台店后寶座,逆轉出國潮的衝擊。2025年除Tiffany新開幕,因應趨勢潮流的Buccellati珠寶也將登場,力拚全年業績穩健成長。( 中時新聞網 ) 誠品去年營收創高 有望轉盈 誠品董事長吳旻潔8日預告,2024年誠品終端營收240億元、年增逾6%,連續兩年寫新高,全年轉盈在望。進入2025年,誠品除進軍電子書服務,加上誠品台南大店3月開幕,全年終端營收估成長至少5%~8%,上看260億元挑戰新高。目前誠品海內外總店數達51店,包括台灣37店、香港11店、蘇州一店、日本一店、吉隆坡一店,又以台灣實體大店業績表現佳。因此誠品再接再厲開大店,進駐臻鼎科技桃園青埔企業總部打造近5,000坪獨棟大店,預計2028年開出。 (工商時報) SOGO拚成長!董座曝:敦化館年底熄燈,2025年營收528億 去年全球景氣不穩定,加上川普將入主白宮,零售業較為觀望保守,且疫後旅遊復甦,壓縮消費者可支配所得,精品成長速度放緩;但SOGO復興館歷經大規模改裝,仍達成設定的目標,天母店去年業績更達到51億元,創下歷史新高。 ( 遠見雜誌 ) 新光三越自2011到2024年的整體業績數據 2024年新光三越在沒有開展新店的狀況下,仍能維持1%的正成長。在全台百貨業已經算是相當不容易。(SC2100) 一家巨蛋抵20家三越三多店:高雄的百貨格差 2024 年高雄百貨店王依然是漢神巨蛋(178.2 億),但新光三越三多店業績僅剩下約 8.5 億,兩者相差 20 倍以上。另外三多商圈三家百貨相加也只有 56 億,僅巨蛋 1/3(1990 年代僅三越與 SOGO 就超過 70 億)。其中 SOGO 大幅縮減營業面積但業績小勝三越,更凸顯三越人潮稀少,近期連麥當勞也宣布撤出。( 芋傳媒 ) 看好百貨景氣復甦 遠百今年業績目標625億元 遠百2024年業績610億元,由於少了寶慶店,因此較2023年衰退,今年看好百貨零售業景氣復甦,目標訂在625億元。去年除了台北101靠觀光客加持外,有大精品的百貨大都「重傷」,但板橋大遠百仍有122億元業績,創歷史新高,年增率近2%,今年同樣也設定要再有近2%成長的目標。遠百表示,精品今年要成長應該也不太樂觀,預估可能至少要半年以後,母親節會是一個觀察指標,但強調精品不是不好,是因為疫情期間衝太高,去年包括香奈兒、愛馬仕等品牌,業績都還是成長。( 聯合新聞網 ) 威秀影城加碼投資拓點 老虎城升級MUVIE CINEMAS影廳 國內最大連鎖電影院威秀影城,旗下頂級品牌「MUVIE CINEMAS」影廳22日進駐台中老虎城購物中心。董事長王超立表示,看好今年台灣電影市場回溫,加上有不少大片助攻,威秀將加碼投資拓點,預計今年第2季及第4季分別進駐台北三井LaLaport及高雄義享天地二期購物中心,全年營收看增三成。去年全台票房市場約62億元、衰退二成,在全台擁有21個據點、214個影廳的威秀影城約占45%,穩居龍頭寶座;而威秀除了票房收入,加計廣告、藝文表演等收入,全年營收約30餘億元。(經濟日報)
